Instead, it is being integrated into complex redevelopment capital stacks, where long tenors and fixed payments materially improve project viability at a time when senior debt is scarce or expensive.

Projects with unrealistic occupancy assumptions or overstated energy savings may struggle regardless of financing structure. Cole argues that disciplined underwriting, transparent savings verification and alignment with senior mortgage holders will determine whether the market sustains its current momentum.
